Description
The village of Winterton is fairly compact but is well served by local amenities including good quality schools. The village is situated approx seven miles north of the north Lincolnshire town of Scunthorpe..
At present the land is purely agricultural, used for growing crops and as such would normally achieve somewhere in the region of 7,000 - 8,000 pounds per acre.
Equally, we have found evidence of a plot of land with Planning Permission for residential development and being approx 225 sq.m in size within the village of winterton, selling in Feb. 2008 for 75,000. This represents a price per acre with planning permission 1,348,981 Million.
Therefore with this level of potential uplift, the stated price per plot of 15,000 per sq.m is considered reasonable.
North Lincolnshire council has (Based upon its own internal review of potential housing sites within this area) identified the land described as land at Top Road as being highly suitable for future allocation / development for residential purposes.
the Council's own assessment, bases on sustainability as measures against potential sites location to primary and secondary schools, GPs, employment, Town centre, Bus stops, Food retail and other local services, assessed the land you have an interest in (and which forms part of a larger site)
Crucially, and of significant importance, the council has given the site an accessibility score of 86, which is greater (numerically) than any other identified potential site.
Local Developers have welcomed the extensive homes plan. A spokesman from Gallagher Estates Ltd, which is building the 1,000 home Lockwood Estate near Tesco Extra, on Doncaster Road, said: "The commercial sector's confidence in North Lincolnshire can be seen in the investment being made all over the area."
